Two things, and they compound. Pasir Ris is a seaside town, so salt air goes after every steel part whether you ride or the bike sits on a balcony. Chains, cassettes, cables, brake hardware and the bearings in hubs and bottom brackets. Sand off the beach adds abrasion.
